Industries/Energy

From feasibilityto first power.

The land side of geothermal, solar, wind, storage and transmission projects, run by one team from the first look at a site through decades of operation.

Energy projects are land projects first. Large positions, many owners, and ground where the surface and what lies beneath belong to different people.

Most energy developments stall on the ground long before they stall on engineering. We take that part off your team: the records, the owners, the corridors, the approvals and the field work, run on one schedule toward the day the project delivers power.

What we work on

Each one has its own hard part on the ground.

Pipework at the Casa Diablo geothermal plant below the Sierra Nevada

Geothermal

Federal geothermal leases, private ground and severed geothermal estates, reconciled into one position. We find the estates a surface-only review misses.

A solar thermal tower rising from its field of mirrors in the Mojave Desert

Solar

Large contiguous tracts with clean title, clear of constraints and close to interconnection, assembled owner by owner.

A wind turbine above winding roads in arid hills

Wind

Many owners, long leases and setbacks across ridgelines and range, negotiated once and kept current for decades.

Transmission towers across open ground at dawn

Storage

Smaller sites on tight timelines next to existing substations. Title, survey and approvals run fast and in parallel.

High voltage transmission towers crossing an arid plain toward a lone mountain at blue hour

Transmission

Corridors across hundreds of owners and federal land, stationed, surveyed and secured parcel by parcel.

How we run an energy project

Seven stages, one team, one schedule.

  1. 01

    Feasibility

Federal lease and claim records, ownership by estate, constraints and distance to interconnection, read before you file or option.

  2. 02

    Land

Leases, options and surface use agreements, with title run at the county by estate: surface, mineral and geothermal.

  3. 03

    Rights of way

Gen-tie and access routes across private and federal ground, including federal right-of-way applications.

  4. 04

    Permitting

Federal environmental review, county conditional use permits and state approvals, run on the same schedule as the land.

  5. 05

    Survey and field

ALTA surveys for financing, boundary and route survey, corner recovery and site walks.

  6. 06

    Readiness

Interconnection milestones, water, road access and fiber coordinated, so construction is never waiting on the site.

  7. 07

    Operations

Rentals, renewals and obligations kept current, and every payment checked against the title behind it.

Our impact

A utility-scale geothermal position, built in eighteen months.

The client is confidential. Figures as published in the case study.

342Owners

Found, contacted and negotiated with, through fractional interests and holdouts.

717Parcels under lease

Assembled one at a time, with 109 leases executed.

295Severed estates found

Ground where the surface owner does not own what lies beneath. A surface-only review misses every one.

11Project areas

Stood up across the West, each with its own records, agencies and local practice.

Read the project
What you hold at the end

A position that holds up when a lender or a buyer examines it.

Ground you can defend

Acreage measured off the master title plat, not the county tax roll, parcel by parcel.

Title by estate

Surface, mineral and other estates researched separately, with every defect named and cured.

Nothing left to chance

Every obligation on one calendar a year ahead, and no payment released on unclear title.
