From site searchto a powered campus.

The land side of hyperscale and colocation campuses: sites that can carry the power, water and fiber, assembled, entitled and kept in order.

A campus needs five things from the ground. Size, power, water, fiber and a county ready to approve it. The first site rarely has all five.

We confirm what a site can carry before you commit, assemble it across every owner, run the approvals and coordinate the utilities, so the land is never the reason a campus slips.

What we work on

Each one has its own hard part on the ground.

Hyperscale campuses

Hundreds of contiguous acres assembled across many owners, with power and water confirmed before the first option is signed.

Colocation

Sites close to fiber and load, where title, zoning and access have to be clean and fast.

Powered land

Ground positioned near transmission and substations, secured with the rights a buyer will ask about.

Substations and gen-tie

The corridors and sites that bring power to the campus, secured owner by owner.

How we run a data center project

Seven stages, one team, one schedule.

  1. 01

    Feasibility

Site size, ownership, zoning, constraints, and what power, water and fiber the ground can reach, read before you commit.

  2. 02

    Land

Assemblage across every owner, with options, purchases and title run parcel by parcel.

  3. 03

    Rights of way

Gen-tie, water, fiber and access corridors secured to the site.

  4. 04

    Permitting

Zoning, county approvals and the state and federal reviews the campus triggers, run on one schedule.

  5. 05

    Survey and field

ALTA surveys for financing, boundary survey and site walks.

  6. 06

    Readiness

Utility capacity, water supply and fiber routes coordinated alongside the land.

  7. 07

    Operations

Obligations, renewals and easements kept current as the campus grows in phases.

Our impact

Proof from the field.

Our record so far is in energy. The work carries over: many owners, hard title and a schedule that cannot slip. Figures from one utility-scale geothermal position, as published in the case study.

342Owners

Found, contacted and negotiated with, through fractional interests and holdouts.

717Parcels under lease

Assembled one at a time, with 109 leases executed.

295Severed estates found

Ground where the surface owner does not own what lies beneath. A surface-only review misses every one.

11Project areas

Stood up across the West, each with its own records, agencies and local practice.

What you hold at the end

A position that holds up when a lender or a buyer examines it.

Ground you can defend

Acreage measured off the master title plat, not the county tax roll, parcel by parcel.

Title by estate

Surface, mineral and other estates researched separately, with every defect named and cured.

Nothing left to chance

Every obligation on one calendar a year ahead, and no payment released on unclear title.
