From the plat, not the tax roll.
A legal description names quarter-quarters and government lots. We read it, look each part up on the master title plat, and sum the recorded acreage. The county tax roll only fills in where no legal reads.
Where the two disagree by more than ten percent, that is a title question worth someone's attention rather than a rounding error.

Surveys, permits, feasibility, and right of way each have a place to live. Assign one to a firm with the parcels attached and a date. They see it on their own desk, do the work, and file it back with the facts that matter: the surveyor and the acreage, the agency and the permit number with its conditions and expiry. You accept it or send it back with a note.
One survey, followed across the four hands it passes through. It is the same task the whole way: nobody re-keys it, and it never leaves the parcels it was assigned against.
A document finds its own ground.
The firms you hire do not know your parcel numbering, and they should not have to. They give the platform whatever they have and it works out which parcels the document covers, then asks them to confirm before anything is filed.
A coordinate names a section, and several parcels often share one, so the platform proposes candidates with the reason each matched and a person picks.
Decimal or degrees-minutes-seconds. Resolved against the live federal survey to the exact section it falls in.
Geocoded first, then the same lookup. Useful when a county or an agency only gives a street address.
Township, range, and section read the way a title company writes them.
County parcel numbers, federal serials, or an owner's name matched against the position.
The file is then held with the record, which means the surveyor who filed it and the broker who needs it can both open it without a seat in anyone's systems.
Nothing goes out on ground that is not clear.
Every rental, expiry, and permit condition sits on one calendar. A payment falling due on a parcel whose title is not complete is flagged before it goes out, with the parcels and the reason named. Nothing is held automatically; the flag is the prompt to hold it, and a person with the right role clears it.

The flag names the parcel and the reason. It does not stop the payment on its own.
